UTILISATION

If you let us lease your suite, it will become part of our leasing pool and you will be paid an aliquot part of the revenue made by all suites in the pool.
FLEXI Model

  • Rental agreement signed between the property owner and TMR, a.s. for a period of 10 years
  • Rental income: 60% of total accommodation revenue, net of service charges (tickets, breakfast, local tax, VAT)
  • Monthly occupancy and yield report provided to the suite owner by the 10th of each month; rental income paid quarterly

BENEFITS

  • for the buyer/investor after paying the 1st instalment (based on the signed future purchase agreement) or after paying the investment in Gopass Property until the construction is completed or the suite is handed over to the buyer.
  • for the suite owner with a signed rental agreement (for the entire duration of their rental agreement).

OWNER STAYS OF UP TO 30 NIGHTS/YEAR*

In low season:

  • booking at least 3 days in advance is required.
  • a minimum of 3 nights must be booked

In high season:

  • booking no sooner than 48 hours before the arrival is required.
  • a maximum of 2 nights can be booked

*30 nights can be divided into a maximum of 15 stays.

Breakfast and other services are not included in the stay. During the owner´s personal use of the apartment, it is excluded from the pool designated for calculating rental income, and no rental income will be accured for these days. The owner covers the cleaning fee for the apartment after each personal use and stay.

Suite owner’s expenses

  • Advance payment – monthly fee based on the contract with the building manager (includes advance payments: energy, water; fixed payments: repair fund, property insurance, management fee, cleaning of common areas and fee for separated waste collection)
  • Service fee (reception, space monitoring, etc.) – payable only by owners who do not have a rental (utilisation) agreement with TMR, a.s.
  • Real estate tax
  • Local municipal waste charge.
