FLEXI model
- Rental agreement between the property owner and TMR, a.s. for a period of 10 years.
- Flexible return from the accommodation revenue, net of service charges (entry fees, breakfast, local tax, VAT), shared between the owner and TMR, a.s. in a 60% / 40% ratio.
- The suite owner will receive a monthly occupancy and revenue report by the 10thof each month; the rental income is paid quarterly.
- With the FLEXI model, you will also receive benefits worth 10,000€ from the TMR, a.s. portfolio, with an exclusive discount of up to 75%.
FIX model
- Guaranteed annual return of 3% or 4% of the purchase price excluding VAT for 10 years from the date of signing the rental agreement with TMR, a.s.
- An annual guaranteed increase of the property price in the amount of 5% of the property purchase price excluding VAT for 10 years from the date of signing the lease agreement between the owner and the TMR, a.s. company
- After the 10-year rental agreement expires, there is an option for TMR, a.s. to repurchase the suite at 50% above the original purchase price.
- With the 3% return model, you will also receive benefits worth 10,000€ from the TMR, a.s. portfolio, with an exclusive discount of up to 75%.
(With the 4% return model, the suite owner is not entitled to benefits.)
Property management costs
- Advance payment schedule – a monthly fee based on a contract with the building administrator (advance payments: energy, water; fixed fees: repair fund, property insurance, management fee, cleaning of shared areas, recycling fee).
- The service fee (reception, monitoring of premises, etc.) is paid only by owners who do not have utilisation agreements with TMR, a.s.
- Property tax.
- Local municipal waste fee.
- For the FIX model, all property management costs are covered by TMR, a.s.
BENEFITS

OWNER STAYS – UP TO 30 NIGHTS PER YEAR*
In low season:
- Stays booked no later than 3 days before arrival
- Minimum duration – 2 nights
In high season:
- Stays booked no earlier than 48 hours before arrival
- Maximum duration – 2 nights
*The 30 nights can be split into a maximum of 15 stays.
Breakfast and other services are not included. While used for private purposes, the respective suite is not part of the rental pool used to calculate the rental income, and the owner is not entitled to rental income for these days. The owner is responsible for the cleaning fee after each stay used for personal purposes.
